Most frequent questions and (hopefully helpful) answers

No.  I charge the same fee to survey a two bedroom cottage as I do to inspect a ten bedroom chateau, ie. half of one percent of the advertised asking price of the subject property. 

I invoice you my fee for surveying your property after I have visited the site and we have discussed my findings and respectfully request settlement within 4 weeks of receiving my invoice.  After receipt of payment, you will receive any written feedback and images I have taken on site, if necessary.

If you appoint me to manage your property project, I will issue my first invoice based upon 50% of my agreed total fee when all research, preparation and negotiation is complete.  The balance will be payable on a phased basis during construction works. 

Building costs are incurred when we buy materials and pay artisans and contractors to carry out your works.  The flow of funds during a project can make or break your deadline, so consider opening a local French bank account to aid the transfer of funds.  Help me get your plans sorted quickly by affording me the funds to pay the contractors on time.  It can take 10 days for a  posted cheque to clear here.  That’s two weeks lost on site if the funds aren’t there.  Electronic transfers take minutes. 

I recommend adding 10% to your total budget to cover unforeseen costs caused by adverse weather conditions, delays caused by interrupted or ruptured product supply chains (potentially applicable in this post-Lockdown era) or hidden issues which we might uncover during the construction process.  Building plans, like life, can be challenged by external factors beyond ALL of our control.  I’m no magician but I will always try and resolve any problems as quickly as possible.
